What Your Monthly Payment Really Looks Like at 7.40 Percent: A Cost Guide for South Florida Buyers
The price on the listing is only one part of what you will pay each month. For a South Florida buyer, the full figure includes principal and interest, property taxes, insurance and often association fees. Here is how to build that number honestly, using the latest published mortgage and tax data.
Start with the mortgage rate
Freddie Mac's survey dated October 15, 2026 put the 30 year fixed mortgage rate at 7.40 percent, unchanged from October 8. The 15 year fixed averaged 6.71 percent. A year earlier the averages were 6.27 percent and 5.52 percent. These figures come from Bridge Point Business and Real Estate Advisors' summary of the survey.
The survey is a national average for borrowers who put 20 percent down and have excellent credit. It is not a quote for your loan. Ask a lender for a written quote that shows the rate, points, fees and how long the quote holds.
What the payment looks like
Bridge Point calculates principal and interest on $300,000 for 30 years at 7.40 percent as $2,077.14 a month. At the year earlier average of 6.27 percent, the same loan cost $1,851.06, a difference of $226.08 a month. On a 15 year loan at 6.71 percent, the payment is $2,648.08.
Scaled up or down, that works out to roughly $692 a month in principal and interest for every $100,000 borrowed on the 30 year loan at 7.40 percent. This is simple arithmetic from the example above, and your lender's quote controls.
Add property taxes
The Tax Foundation reports that Florida has an effective property tax rate of 0.78 percent on owner-occupied housing value. On a $500,000 home, that would be about $3,900 a year as a rough statewide illustration. Your actual bill depends on the county, the city, the taxing districts and any exemptions, so check the property appraiser's records for the exact address.
The Tax Foundation also published an analysis on October 20, 2026 of Amendment 3, a proposed change that it says would restructure Florida's local tax base. Read the ballot language and local reporting before assuming how it would affect a specific home.
Add insurance and association costs
Homeowners, wind and flood insurance can vary a great deal by address. Redfin's climate data rate wind risk as extreme in Miami Beach, Aventura, Davie, Weston, Plantation and Fort Lauderdale, so get quotes before you offer. For condos, add the monthly association fee and ask about planned assessments.
A guide by REALTOR Mary Gallo, published October 19, 2026, notes that fully funded reserves can raise monthly fees under Florida's newer condo rules, and that underfunded buildings may levy special assessments. Request the budget and reserve documents to see how fees were set.
Put it all together
Add your principal and interest, one twelfth of the annual tax bill, insurance, association fees and any mortgage insurance if you put less than 20 percent down. That total, not the list price, is the number to compare with your budget. Then test it with a cushion for repairs and for insurance renewals.
Questions to ask your lender
Ask for a written loan estimate for a 30 year and a 15 year option. Ask whether there are points you can pay and what they cost. Ask what a prepayment or refinance would cost later, and how long the rate lock lasts. Ask what documents the lender will want, including condo documents if you are buying one.
A clear monthly number makes every other decision easier, from how much to offer to how much to put down. Compare the exact home, the exact building and a written quote before you decide.
