Aventura Real Estate in September 2026: Sales Up 15 Percent While the Median Price Slips 3.8 Percent
Aventura is posting more closings and a lower median price at the same time. Redfin's market data for the three months ending September 2026 show a median sale price of $456,782, down 3.8 percent from a year earlier, while 214 homes sold in September, up 15.2 percent from 186 a year ago. Here is how to read that mix.
The key numbers from Redfin
The median sale price per square foot in Aventura was $333, down 8.1 percent from last year. Homes took a median of 137 days to sell, compared with 165 days a year earlier, which is 27 days faster. Redfin rates the market as not very competitive, with a Compete Score of 4 out of 100, and says multiple offers are rare.
Those figures cover all home types. Aventura is dominated by condos, so the median mostly reflects condo trading. Redfin's list of recent sales shows how wide the range is: between October 16 and October 21, 2026, condos closed at prices from $110,000 for a one bedroom to $625,000 for a three bedroom with 1,800 square feet.
Buyers still have room to negotiate
Redfin reports a sale to list price ratio of 93.1 percent in September, up 1.3 points from last year. That means the typical home sold for about 7 percent below its asking price. Only 4.3 percent of homes sold above list, and 31.4 percent had a price drop. Redfin says the average home went pending in around 134 days.
The hot homes tell a different story. Redfin says the fastest sellers closed about 2 percent below list and went pending in around 67 days. In practice, a unit that is priced right and in good condition still draws attention, while one that is priced like last year's market waits and then negotiates.
What sellers should take from the data
If you plan to sell an Aventura condo, price against the building's own recent sales and not the citywide median. The citywide number mixes small older units with large waterfront apartments, so it can mislead in both directions. A pricing opinion built from the last 90 days of sales in your building is far more useful.
Be ready for a long marketing period if the price is aggressive. Several recent Redfin sales sat 200 to 379 days on the market, including a two bedroom that closed on October 21 after 379 days at 3 percent under its list price. Starting at a realistic number can save months of carrying costs such as maintenance fees and taxes.
What buyers should check
Ask for the association's financial documents early, including the budget, reserve funding and any planned assessments. A lower price per square foot can be offset by high monthly fees, so compare the full monthly cost and not only the price. A written mortgage quote matters too. Freddie Mac's survey of October 15, 2026 put the 30 year fixed mortgage rate at 7.40 percent, unchanged from the week before, as reported by Bridge Point Business and Real Estate Advisors.
Know the flood and wind exposure
Redfin's climate data from First Street rates Aventura's flood risk as major and says 92 percent of properties, or 1,307, are likely to be severely affected by flooding over the next 30 years. Wind risk is rated extreme. Get insurance quotes and a flood zone check before you commit, and ask what the building's master policy covers.
Bottom line
Aventura rewards patience and preparation on both sides. Buyers have leverage, and sellers who price with the data in hand can still sell. Redfin's numbers show a market that is moving, just not at the pace of the last few years. Compare the exact building, the monthly cost and the recent sales before you decide.
