Two New Condo Projects in Weston and Aventura: 132 Sky Homes and 32 Residences

Not every new project is a supertall tower. Two mid-rise condo projects, one in Weston and one in Aventura, show where developers are building for buyers below the ultra luxury tier. Here is what has been reported about each, and what to check before you consider either.

H&M Development's Weston condo

The Real Deal reported on September 29, 2026 that H&M Development won site plan approval from the Weston City Commission for a 132 unit condominium at 357 Racquet Club Road in the Bonaventure area. The commission voted unanimously to approve the site plan and code variances.

The project is planned as four stories across 11 buildings on a 6.6 acre site. H&M's Manny Synalovski told the commission that prices are expected to start at $850,000 for pre-construction sales. The units are to be marketed as sky homes with about 1,900 square feet of living space, which the article puts at an initial price of about $447 per square foot.

How the approval worked

The site is allowed 35 residential units by right. The commission allocated 97 reserve units from a Broward County pool of portable residential density to reach 132. The land is a vacant building that once served as a welcome center for a timeshare company, and Commissioner Mary Molina-Macfie called the property blighted and said redevelopment could enhance value and safety.

The site had been approved in 2024 for a 245 unit assisted living facility that would have been nearly 90 feet tall. Synalovski told the commission that escalating construction costs made a condo, with a shorter timeline, more feasible. The site is owned by an LLC that bought it for $3.75 million in 2023, according to records cited by The Real Deal.

EDEN Residences in Aventura

Florida YIMBY reported on June 3, 2026 that construction has started on EDEN Residences at 2557 NE 190th Street in Aventura. The project is 10 stories with 32 units, offered as one bedroom, two bedroom and penthouse floor plans, with most being two bedrooms and two penthouses. Residences start on the fourth floor.

Condos are priced from $570,000, and the community will allow short term rentals. Sources told YIMBY that close to 30 percent of the units had been pre-sold at the time of publication. Amenities include a rooftop pool, a fitness center and an outdoor lounge.

The developers are Growin Group and Property Pro Partners, who bought the 10,294 square foot site for $1.69 million in 2025. Saivay Construction is the general contractor and Galviria Architects is the architect. The builder intends to complete the project by late 2027.

What the two projects have in common

Both are pre-construction or early construction sales, which means the buyer's money is committed long before keys are handed over. Both give prices as starting points, and final prices depend on the unit. Neither source guarantees a completion date.

Questions to ask before you buy

Ask where your deposit is held and under what conditions it can be returned. Ask how the completion date is defined and what happens if it slips. Ask about monthly fees, insurance and the short term rental rules, since EDEN allows them and the Weston project has not published its policy.

Compare a new unit with resale condos you could occupy now, on the full monthly cost. Freddie Mac's survey of October 15, 2026 put the 30 year fixed rate at 7.40 percent, as reported by Bridge Point Business and Real Estate Advisors. Get a written quote, and have an attorney review the contract.
