Weston Housing Market in September 2026: Median Price $781,628 and More Price Cuts Than Any Nearby City
Weston is a higher priced market with a patient pace. Redfin's data for the three months ending September 2026 show a median sale price of $781,628, down 1.1 percent from a year earlier, with homes taking a median of 81 days to sell. Here is what the numbers say and how to use them.
The key numbers from Redfin
The median sale price per square foot in Weston was $389, up 6.9 percent from last year, even though the overall median dipped. Redfin counted 192 sales in September 2026, down 6.4 percent from 205 a year ago. Homes took 81 days to sell, compared with 76 days a year earlier, a small slowdown of five days.
Redfin scores Weston 30 out of 100 for competition and calls it somewhat competitive. Homes there receive about one offer on average, and some homes do get multiple offers.
A market where price cuts are common
Redfin reports that 35.2 percent of Weston homes had a price drop in September, down 3.3 points from last year but still the highest share among the six South Florida cities covered in this series. The sale to list price ratio was 95.8 percent, up 0.5 points, and 5.3 percent of homes sold above list, up 2.9 points.
The average Weston home sold about 4 percent below its list price and went pending in around 87 days. The hottest homes sold about 2 percent below list and went pending in around 50 days. A home that is priced for the market gets attention early, and one that is not often needs a cut.
The range of prices is wide
Redfin's recent sales between October 16 and October 20, 2026 show how varied Weston is. A two bedroom condo with 946 square feet sold for $188,000, a four bedroom home sold for $950,000, a five bedroom home with 2,896 square feet sold for $1,275,000, and a six bedroom home with 5,275 square feet sold for $2,895,000 at 3 percent under list after 136 days.
Because the mix is so broad, the citywide median can move up or down without any single home changing in value. Ask your agent for sales of similar homes in the same community from the last 90 days.
Tips for sellers
With over a third of homes cutting price, the best defense is to price accurately from the start. Gather your permits, roof and air conditioning records, and association documents before you list, and be ready to explain updates. A buyer who sees a well documented home is more willing to pay close to your price.
Tips for buyers
Use the time on market to your advantage. A home that has sat past the 81 day median may have a seller who is open to a credit or a price change. Get pre-approved first. Freddie Mac's survey of October 15, 2026 put the 30 year fixed mortgage rate at 7.40 percent, unchanged from the week before, as reported by Bridge Point Business and Real Estate Advisors.
Insurance and wildfire exposure
Redfin's climate data from First Street rates Weston's flood risk as minor, with 11 percent of properties, or 761, likely to be severely affected over the next 30 years. It rates wildfire risk as major, with 88 percent of properties, or 17,853, having some exposure, and wind risk as extreme. Ask for insurance quotes before you finalize an offer.
Bottom line
Weston gives buyers time and information, and it gives sellers a clear message: price with the data. The median is only a starting point, so compare your exact home and your exact community, and get a written payment quote before you commit.
