Fort Lauderdale Housing Market in September 2026: Median Price Up 14.1 Percent to $604,712

Fort Lauderdale prices are moving up and homes are selling faster, but buyers still have room to negotiate. Redfin's data for the three months ending September 2026 show a median sale price of $604,712, up 14.1 percent from a year earlier, and a median of 104 days on market, down from 130 days. Here is what it means.

The key numbers from Redfin

The median sale price per square foot was $407, up 3.2 percent from last year. Redfin counted 851 sales in September 2026, down 1.6 percent from 865 a year ago. The price gain is much larger than the per square foot gain, which can happen when the mix of homes that sell shifts toward larger or higher priced properties.

Redfin rates Fort Lauderdale 12 out of 100 for competition and calls it not very competitive. Homes there receive two offers on average, and multiple offers are rare.

Room to negotiate

The sale to list price ratio was 94.7 percent, up 0.3 points from last year. About 7.4 percent of homes sold above list, up 2.2 points, and 30.8 percent had a price drop, down 0.75 points. The average home sold about 5 percent below its list price and went pending in around 106 days.

Homes that were priced right moved much faster. Redfin says the hot homes sold about 1 percent below list and went pending in around 48 days. That is less than half the time of the average home.

The range is very wide

Redfin's recent sales between October 16 and October 19, 2026 range from a 470 square foot one bedroom condo at $85,000, which took 385 days, to a six bedroom home at $10,950,000, which sold 22 percent under its list price after 130 days. A three bedroom home on Delmar Place closed at $3,425,000, 9 percent under list, and a two bedroom condo closed at $319,000, essentially at list price.

Such a spread is why a citywide median should be a starting point and not a price. Compare the neighborhood, the lot or the building, and the condition.

The new development picture

Haute Residence's September 26, 2026 ranking of Fort Lauderdale developments, updated October 3, says Broward carries about 10 months of overall condo supply versus 12 months in Miami-Dade, and that Broward's $1 million plus segment grew 33.9 percent year over year in July 2026. Those are the publication's figures, and condo supply varies a great deal by building.

Tips for sellers

If your home is in the middle of the market, price it against the last three months of nearby sales. If it is a condo, gather the association's documents before you list. Buyers and lenders want them, and a prepared seller can close faster than one who has to chase paperwork.

Tips for buyers

Use the sale to list ratio as a guide to your first offer, not a rule. Get pre-approved and ask for a written quote. Freddie Mac's survey of October 15, 2026 put the 30 year fixed mortgage rate at 7.40 percent, unchanged from the week before, as reported by Bridge Point Business and Real Estate Advisors.

Flood risk is real here

Redfin's climate data from First Street rates Fort Lauderdale's flood risk as moderate, with 87 percent of properties, or 22,330, likely to be severely affected over the next 30 years, and says the risk is rising faster than the national average. Wind risk is rated extreme. Ask about elevation, drainage, flood insurance and the cost of windstorm coverage before you offer.

Bottom line

Fort Lauderdale combines rising prices with faster sales and meaningful negotiation room. The best results come from accurate pricing, complete paperwork and a written payment quote that includes taxes and insurance.
