Rosewood Hillsboro Beach, Waldorf Astoria Pompano and Salato: Broward's Northern Oceanfront Condo Pipeline

North of Fort Lauderdale, Broward's coastline is getting some of the county's most expensive new condo towers. A Haute Residence ranking updated October 3, 2026 places three of them in its top ten. Here is what the publication reports for each, and how to think about buying in a project that is not finished.

Rosewood Residences Hillsboro Beach

Rosewood Residences Hillsboro Beach sits on the Hillsboro Mile. Haute Residence lists prices from $5.95 million at roughly $2,200 per square foot, the highest in its Fort Lauderdale area ranking. It gives an estimated 2027 delivery, with first closings anticipated in late 2026 according to the developers in August 2026.

Multi Housing News reported on February 10, 2026 that Related Group and Dezer Development had topped off the ultra luxury project. Haute Residence describes it as topped out with an early 2027 delivery.

Waldorf Astoria Pompano Beach

The Waldorf Astoria project in Pompano Beach is listed with prices from $2.71 million and an estimated completion of summer 2027 according to the developer's website on October 1, 2026. Haute Residence notes that Rosewood and Waldorf Pompano are the nearest term pre-construction deliveries on its list, and that both sit on oceanfront strips.

The publication says Rosewood ranks higher on address scarcity and brand service depth, while Waldorf counters with Pompano pricing. That is an editorial view, not a rule. Compare floor plans, views and monthly costs for yourself.

Salato Residences, Pompano Beach

Salato Residences is a boutique project in Pompano Beach that Haute Residence lists as selling. The ranking does not publish a price or a delivery date for it, so contact the sales team for current information.

Why Pompano is drawing developers

The Sun-Sentinel reported on March 14, 2026 that Pompano Beach, long known for a low key feel, was attracting developers of ultra luxury towers who were changing its skyline. That headline fits the Haute Residence ranking, which puts two Pompano projects in its list of ten.

What the numbers do and do not tell you

The prices above are developer published and approximate. They describe where listings start, not where resales will trade after delivery. A project's early prices can be higher or lower than later resale prices, and nothing in these sources predicts either direction.

Haute Residence also notes that Broward carries about 10 months of overall condo supply compared with 12 months in Miami-Dade. That is a countywide figure, and the supply in a single oceanfront building can look very different.

Questions to ask before you sign

Ask who holds your deposit and under what terms it can be returned. Ask how the delivery date is defined and what remedies you have if it slips. Ask for the projected monthly fees and how the number was built, and ask about rental rules, since short term use may be restricted.

Have a real estate attorney read the contract and offering documents before you sign. Ask your lender about financing early. Freddie Mac's survey of October 15, 2026 put the 30 year fixed rate at 7.40 percent, as reported by Bridge Point Business and Real Estate Advisors, and a rate quoted today may differ by the time a building closes.

Keep in mind that any project still in the sales or construction phase can change. Prices, floor plans, amenities and completion dates are the developer's current plan and not a guarantee, so confirm every detail that matters to you in the signed contract and not only in marketing material. A good agent will help you compare the offer with resale homes you could buy and enjoy right away.
