Miami-Dade's Luxury Tower Pipeline: Four New Projects From Fisher Island to Miami Beach
Miami-Dade's ultra luxury market is setting records, and some of the biggest activity is happening in towers that are still being built. A Haute Residence report published October 19, 2026 lists four new projects on its new developments board, with prices and delivery estimates as of that date. Here is what is known, and what to ask before you consider any of them.
A record that leaves out most new construction
MIAMI Realtors reported on October 16, 2026 that Miami-Dade recorded 24 single-family and condo sales of $30 million or more through September 2026. That tops the full year 2025 record of 21 by 14.3 percent, and the association says the county is on pace for 32 by year end.
There is an important limit. The release says its totals do not include new construction, pre-construction and condo conversion sales, because those are largely not reported in the MLS. As Haute Residence points out, the record does not capture most sales in new towers.
The four projects
The Residences at Six Fisher Island, on Fisher Island, lists prices from $15 million with an estimated 2026 delivery. Rivage Bal Harbour, in Bal Harbour, lists prices from $13.5 million to $75 million with an estimated 2027 delivery.
The Perigon Miami Beach, in Miami Beach, lists prices from $12.55 million, with occupancy in summer 2027 according to the developer. The Shore Club Private Collection, also in Miami Beach, lists prices from $4.9 million to $17.5 million with an estimated 2028 delivery. Haute Residence notes that these card figures are subject to change.
The wider resale market, for context
The same MIAMI Realtors release put Miami-Dade's September median single-family price at $692,000, up 4.06 percent from a year earlier, and the median condo price at $417,090, down 0.69 percent. Condo sales rose 1 percent to 909, while total sales fell 2 percent to 1,733. The association attributed part of that decline to mortgage rates that had risen to 7.46 percent.
Put side by side, the numbers describe two different markets. Prices in the top tier keep setting records, while the median condo buyer is dealing with a flat to slightly lower price and high borrowing costs.
What to ask before you consider a pre-construction purchase
Delivery dates in this category are estimates, and every one of the four projects above is labeled that way. Ask the sales team how the date is defined and what happens if it moves. Ask for the purchase contract and the offering documents early, and have a real estate attorney read them before you sign.
Ask how your deposit is held, what the payment schedule looks like, and what rental and short term use rules apply once you own. Ask what the monthly association fees are expected to be, and how they were estimated. These are questions to put in writing, and the answers belong in the contract and not only in a brochure.
Who this matters to
Most buyers will never shop at $12 million, but the pipeline still matters. New towers add supply at the top of the market, shape what resale owners can ask in nearby buildings, and bring brand names and amenities that change what buyers expect. If you own in Miami Beach, Bal Harbour or nearby, watch how these projects price against resale.
If you are a buyer at any level, the lesson is the same. Compare a new project with resale options on the full monthly cost and on timing, and get financing quotes in writing, because a rate quoted today may not hold until a delivery date years away.
