Miami Beach Housing Market in September 2026: Median Price Near $600,000 and Homes Taking 129 Days to Sell
Miami Beach home prices are rising again, even while buyers hold real leverage at the negotiating table. According to Redfin's market data for the three months ending September 2026, the median sale price of a Miami Beach home was $599,714, up 7.5 percent from the same period a year earlier. Here is what that number means for buyers and sellers on the island.
The headline numbers from Redfin
Redfin reports that 437 homes sold in Miami Beach in September 2026, up from 431 a year earlier, a gain of 1.3 percent. The median time on market was 129 days, compared with 131 days last year. The median sale price per square foot reached $635, which is 15.2 percent higher than a year ago.
Those figures cover all home types, so condos, co-ops, townhouses and single-family homes are blended together. Many of the recent sales Redfin lists for Miami Beach are condo units, so the median reads very differently from what you would see on a list of waterfront estates alone. Treat it as a blended reading of the whole market.
Price per square foot is rising faster than the median
The per-square-foot figure is up 15.2 percent while the median price is up 7.5 percent. Redfin does not explain the gap, but a difference like that can reflect a change in the mix of homes that sold, such as more compact units trading at higher prices per foot. Look at both numbers together and never lean on just one.
How much negotiating room buyers have
Redfin's sale to list price ratio for Miami Beach was 93.2 percent in September 2026. Only 2.3 percent of homes sold above their list price, and 25.2 percent of homes had a price drop, up half a point from last year. Redfin describes the market as not very competitive, with multiple offers rare.
Over the same three months, the average Miami Beach home sold about 7 percent below its list price and went pending in around 143 days. Redfin says the hottest homes sold about 3 percent below list and went pending in around 66 days. In plain terms, well priced homes still move quickly, while overpriced ones sit and then negotiate.
What this means for sellers
If you are selling in Miami Beach, the data points to one lesson: price the home to the market on day one. A listing that starts high and cuts later tends to land in the group that sells around 7 percent under list after months on the market. A listing priced near comparable sales can land in the faster group.
Prepare your paperwork before you list, especially for a condo. Buyers and lenders increasingly want association documents, so having them ready shortens the path from offer to closing. Ask your agent to compare your unit with recent sales in your own building and on your own stretch of the island, not only the citywide median.
What this means for buyers
If you are buying, a 93.2 percent sale to list ratio is a reason to make a measured offer rather than a rushed one. Ask for the recent sales in the building, compare the price per square foot with the citywide figure of $635, and be ready to walk away from a listing that has not earned its asking price.
Financing matters too. Freddie Mac's survey of October 15, 2026 put the 30 year fixed mortgage rate at 7.40 percent, unchanged from the week before and above the 6.27 percent of a year earlier, as summarized by Bridge Point Business and Real Estate Advisors. Get a written quote from a lender, because the survey is a national average and not an offer for your loan.
One risk to price in: flooding
Redfin's climate section, which uses First Street data, rates Miami Beach's flood risk as extreme and says 98 percent of properties, 9,432 in total, are likely to be severely affected by flooding over the next 30 years. That does not mean every home floods. It does mean flood insurance, elevation and building drainage belong on every buyer's checklist before closing.
A simple plan for the next 30 days
First, get pre-approved so you know your real budget. Second, pull recent sales in the exact building or neighborhood you want. Third, ask for flood and insurance quotes before you finalize an offer. Fourth, if you own on the island, ask for a pricing opinion based on the last 90 days of sales. Small steps like these protect you in either direction.
