South Florida Real Estate October 22, 2026: Golden Beach's Record $69.5 Million Oceanfront Sale Draws Billionaire Buzz

South Florida real estate just produced another headline number. An oceanfront estate at 255 Ocean Boulevard in Golden Beach sold in September for $69.5 million, according to public records reviewed by Fortune, and The Real Deal reports it is a record for a single-family home in that Miami-Dade County town.

The short answer for anyone asking what it means: demand at the very top of Miami-Dade oceanfront is still strong with mortgage rates near 7.5 percent, but one record sale does not lift the value of every home in South Florida.

The Story: A $69.5 Million Golden Beach Oceanfront Sale

The house is a 17,500 square foot oceanfront estate with seven bedrooms, 12 bathrooms, a guest house, a pool and spa, and 100 feet of water frontage. It sits in Golden Beach, a small town on the northern edge of Miami-Dade County near the Broward County line.

The price tells its own story. Public records show the home hit the market in February at $88.5 million and was later cut to $79.5 million. It closed at $69.5 million, which is $10 million below the reduced ask and roughly 21 percent below the original ask.

Public records list the buyer as Meridian Coast LLC, a Delaware company that keeps the person behind the deal out of public view. Agents in town have pointed to Jeff Bezos, according to The Real Deal, who already owns a compound on Indian Creek Island. Bezos has not confirmed the purchase, and Douglas Elliman agent Devin Kay told Fox Business that recognizable names tend to get attached to blockbuster deals when a buyer's identity is hidden. Treat the buyer as unconfirmed.

Mendel Fellig of Compass explained the appeal to Fortune: a buyer may already own a waterfront home but still want direct access to a private stretch of beach, and Golden Beach is one of the few places in Miami that can offer that.

What This Means for the South Florida Real Estate Market

Golden Beach is not an outlier. MIAMI Realtors reports that Miami-Dade recorded 24 home sales of $30 million or more through September 2026, beating the full-year 2025 record of 21. The association says the county is on pace for 32 such sales by year end, and that count leaves out most new construction and pre-construction deals.

Another record landed just days earlier. A newly built waterfront mansion on San Marco Island in the Venetian Islands sold for $48.5 million, above its $47.5 million asking price, according to The Real Deal. Luxury real estate Miami buyers are clearly paying up for turnkey waterfront.

The rest of the market looks different. In September the Miami-Dade median single-family price was $692,000, up 4.06 percent from a year earlier, while the median condo price was $417,090, down 0.69 percent. Total sales fell 2 percent to 1,733 as Florida mortgage rates rose to 7.46 percent. South Florida is running at two speeds: cash-rich luxury buyers on one track and rate-sensitive buyers on the other.

What It Means for Buyers

Few buyers are shopping at $69.5 million, but the lesson travels down the price ladder. Asking prices are a starting point. This home closed about 21 percent below its first list price, so always ask for the price history before you make an offer on Miami-Dade homes for sale or Broward County real estate.

Scarcity is real in the best waterfront pockets. Fellig told Fortune that one of his clients bought a home for $30 million and received a $35 million offer to sell a month later. Be ready to move quickly when a property that truly fits comes up.

At rates near 7.5 percent, your monthly payment matters as much as the purchase price. Get pre-approved, compare lenders, and budget for homeowners insurance and property taxes. Florida Amendment 3 is on the November 3 ballot. If it passes, the homestead exemption for nonschool taxes would rise from $50,000 to $150,000 in 2027 and $250,000 in 2028 for permanent residents, so ask your tax advisor how it could affect your numbers.

What It Means for Sellers

Headline sales raise expectations, and that is where sellers get hurt. Fellig cautioned that a nearby owner may see a record sale and decide a home is suddenly worth 20 percent more, adding that expectations and actual market value are two different things.

Price your property from closed sales of comparable homes, not from asking prices or headlines. Look at the gap between the first list price and the final sale price, because that gap shows what buyers in your neighborhood will actually pay.

Preparation still pays. The Venetian Islands record went to a newly completed, turnkey home that sold with its furniture. Clean presentation, complete documents and a realistic first price give you the best shot at the strongest offer.

Practical Takeaways

  • Ask for the full price history of any home you like, including cuts from the original ask.

  • Treat luxury headlines as a signal about the top of the market, not about your home.

  • Run your budget at current Florida mortgage rates near 7.5 percent, plus insurance and taxes.

  • Sellers should price from closed comparable sales and plan for negotiation.

  • Watch the November 3 Amendment 3 vote and talk to a tax professional about your situation.
