Plantation Housing Market in September 2026: Median Price $504,760 and Homes Selling 19 Days Faster
Plantation is a steady, balanced market with one clear change: homes are selling faster. Redfin's data for the three months ending September 2026 show a median sale price of $504,760, up 1.1 percent from a year earlier, and a median of 66 days on market, down from 85 days last year. Here is how to use those numbers.
The key numbers from Redfin
The median sale price per square foot in Plantation was $293, down 0.68 percent from last year. Redfin counted 300 sales in September 2026, essentially unchanged from 300 a year ago. Homes there receive two offers on average, and Redfin scores the market 31 out of 100 for competition, which it calls somewhat competitive.
In other words, prices are flat to slightly higher, volume is steady and the pace has quickened. That combination often points to a market where accurate pricing matters more than anything else.
What the negotiating data shows
Redfin reports a sale to list price ratio of 96.6 percent, up 0.7 points from last year. About 9.2 percent of homes sold above their list price, up 1.8 points, and 32.3 percent had a price drop, down 2.5 points. The average home sold about 3 percent below list and went pending in around 75 days.
The hottest homes did better. Redfin says they sold around their list price and went pending in about 45 days. The gap between 45 days and 75 days is the cost of pricing a little too high or presenting a home that is not ready.
A wide range of homes
Redfin's recent sales between October 16 and October 20, 2026 show how varied Plantation is. A three bedroom home with 1,984 square feet sold for $715,000 after 52 days at 1 percent under list. A three bedroom with 2,416 square feet sold for $1,399,990 after 139 days. A two bedroom condo sold for $169,500, which was 6 percent over its list price, after 228 days. A six bedroom home sold for $1,100,000 after 73 days.
One example from Redfin's offer insights shows how tight the best homes can be. A three bedroom home with about 1,750 square feet received five competing offers in 5 days and sold for $650,000, 2 percent over its list price. A similar home with a slower start sold 7 percent under its list price after 66 days.
Tips for sellers
Start with a price that matches recent sales of similar homes within a mile or two. Fix the visible issues first, such as paint, landscaping and any items an inspector will flag. A home that is ready on day one is the one that goes pending in weeks and not months.
Tips for buyers
Be ready to move on a good home. Get pre-approved, know your maximum monthly payment and decide your inspection plan in advance. Freddie Mac's survey of October 15, 2026 put the 30 year fixed mortgage rate at 7.40 percent, unchanged from the week before, as reported by Bridge Point Business and Real Estate Advisors. Ask your lender for a written quote, since the survey is a national average and not an offer.
Think about flood and wind
Redfin's climate data from First Street rates Plantation's flood risk as moderate, with 29 percent of properties, or 1,546, likely to be severely affected over the next 30 years, and says the risk is rising faster than the national average. Wind risk is rated extreme. Check the flood zone, elevation and insurance cost for any home you consider.
Bottom line
Plantation shows a healthy market that rewards preparation. Prices are steady, homes are moving faster and the best listings still attract several offers. Compare the exact street, get a written payment quote and decide your limits before you tour.
