Davie Housing Market in September 2026: Median Price Up 16.5 Percent and Homes Selling Faster
Davie is one of the stronger markets in Broward County right now. Redfin's data for the three months ending September 2026 show a median sale price of $544,741, up 16.5 percent from the same period a year earlier, and homes selling 22 days faster. Here is what is behind those numbers and how buyers and sellers can use them.
The key numbers from Redfin
The median sale price per square foot in Davie was $356, up 15.7 percent from last year. The median home took 68 days to sell, compared with 90 days a year earlier. Redfin counted 284 sales in September 2026, down 0.91 percent from 287 a year ago, so prices rose while the volume stayed nearly flat.
Redfin scores Davie 33 out of 100 for competition and calls it somewhat competitive. Homes there receive two offers on average, and some homes get multiple offers. That is a very different picture from Miami Beach or Aventura, where Redfin rates multiple offers as rare.
Where buyers still have leverage
The sale to list price ratio was 96.4 percent, up 0.8 points from last year, so the typical home sold about 4 percent under its asking price. Redfin reports that 8.6 percent of homes sold above list, up 2.7 points, while 31.6 percent had a price drop, down 2.7 points. Buyers can still negotiate, but with less room than a year ago.
Hot homes go faster. Redfin says the quickest sellers closed around list price and went pending in about 40 days, while the average home went pending in around 65 days. If you find a well priced home that fits your needs, expect to move quickly and to compete on terms such as timing and inspection flexibility, not only on price.
The range of prices is wide
Davie covers a broad range of homes. Redfin's recent sales between October 15 and October 20, 2026 ran from a one bedroom condo at $141,500 to a six bedroom home with 4,710 square feet at $1,540,000. That home sold 4 percent under its list price after 148 days, while a four bedroom at $760,000 sold in 40 days at 2 percent under list.
The lesson is that the citywide median describes no single home. Compare your target to sales of similar size, age and condition in the same neighborhood, and treat the median as background only.
Tips for sellers
Rising prices and a 22 day improvement in time on market favor sellers who price accurately. Homes that sit are still the ones with the biggest price cuts, so resist the urge to test a high number. Prepare repairs and paperwork before you list so that you can respond quickly to a strong offer.
Tips for buyers
Get pre-approved before you tour, since quick decisions matter in the faster part of this market. Freddie Mac's survey of October 15, 2026 put the 30 year fixed mortgage rate at 7.40 percent, unchanged from the week before, as reported by Bridge Point Business and Real Estate Advisors. Ask lenders for written quotes and compare the full monthly payment, including taxes and insurance.
Insurance and flood
Redfin's climate data from First Street rates Davie's flood risk as minor, yet it estimates that 49 percent of properties, or 2,638, are likely to be severely affected by flooding over the next 30 years, and that the risk is rising faster than the national average. Wind risk is rated extreme. Check a home's flood zone and insurance cost before you make an offer.
Bottom line
Davie shows what a rising South Florida market looks like in 2026: prices up, days on market down and sales volume steady. The right move depends on the exact home, so ask for comparable sales and a written payment quote before you decide.
