Fort Lauderdale is building towers with flags that buyers know from Miami and Palm Beach. A Haute Residence ranking published September 26, 2026 and updated October 3 looks at the ten developments that matter most for luxury buyers. It notes that its figures are developer published and approximate as of September 2026. Here are the Fort Lauderdale projects worth knowing.

Ombelle, downtown

Ombelle is a 754 unit, two tower project in downtown Fort Lauderdale, with Equinox as its wellness partner. Haute Residence lists it as selling. The publication calls it one of two masterplan bets that could re-rate the market if executed, and notes that both carry timeline risk proportional to their ambition.

The Ritz-Carlton Residences, Fort Lauderdale

The Ritz-Carlton Residences are on Bayshore Drive. Haute Residence lists entry prices from $2.5 million as of October 3, 2026, at roughly $1,500 per square foot, with an estimated delivery of 2029.

St. Regis Resort and Residences, Bahia Mar

The St. Regis project at Bahia Mar plans 239 residences, with prices from $3 million to $8 million at roughly $1,600 per square foot. Haute Residence lists the estimated delivery as 2030 and describes the site as a working marina resort being master planned.

Andare Residences and Sixth and Rio

Andare Residences, designed with Pininfarina, is on Las Olas and is listed as selling. Sixth and Rio sits where downtown meets the New River and is also listed as selling. Haute Residence did not publish prices or delivery dates for either in its ranking, so ask the sales teams directly.

Projects already delivered

Pier Sixty-Six Residences, on the Intracoastal near 17th Street, is listed as delivered, with entry prices from $5.9 million to $16 million or more. Haute Residence ranks it first because the product can be seen and not just promised. Selene Oceanfront Residences is also delivered. The Real Deal reported on January 14, 2026 that developer Kolter Urban had closed $425.3 million in condo sales at Selene.

What the prices say about the corridor

Haute Residence says published luxury entries in Fort Lauderdale cluster between $1,500 and $1,600 per square foot, against $2,800 to $3,500 for equivalent oceanfront in Miami Beach. The publication calls that gap a discount of more than 40 percent and the heart of the 2026 Fort Lauderdale story.

It also reports that Broward carries about 10 months of overall condo supply compared with 12 months in Miami-Dade, and that Broward's $1 million plus segment grew 33.9 percent year over year in July 2026. Those are the publication's figures, so check current numbers with your agent before you rely on them.

What to do before you buy

Delivery dates between 2029 and 2030 are a long time to hold a contract. Ask how deposits are held, what happens if completion slips, and how the association budget was set. Read the offering documents with an attorney, and compare a new unit with resale options that you could move into this year.

If you are a seller of a Fort Lauderdale condo, watch how new towers price in your area. A buyer comparing your unit with a new one will weigh price per square foot, amenities and timing.

Keep in mind that any project still in the sales or construction phase can change. Prices, floor plans, amenities and completion dates are the developer's current plan and not a guarantee, so confirm every detail that matters to you in the signed contract and not only in marketing material. A good agent will help you compare the offer with resale homes you could buy and enjoy right away.
