Buying a Home on Hibiscus Island: Waterfront and Interior-Lot Considerations
Should you buy a waterfront lot or an interior lot on Hibiscus Island? It depends on what you want to do with the property, and on facts that only the specific address can answer. Hibiscus Island is a man-made island in Biscayne Bay and a neighborhood of the City of Miami Beach, according to Wikipedia. How many of its lots front the water and how many sit inland could not be verified, so this post gives you a way to compare any two lots, not a description of the island.

Begin with a map and a survey
Before touring, ask for the survey and use the Miami-Dade Property Appraiser's property search to see the parcel. Then answer three questions for each property:
Does the lot touch the water, or does another property or a road sit between it and the water?
What is on the shoreline, if anything? A seawall, a dock, a lift or nothing.
How do you reach the house? Street, gate or other access, and parking for guests.
A listing description is a lead, not an answer. The survey and the records settle it.
The comparison, question by question
What can I do with the water? Waterfront lot: Depends on documented rights, permits and conditions. Interior lot: Likely not direct, so ask about any shared or nearby access.
What shoreline maintenance is mine? Waterfront lot: Possibly a seawall and a dock to inspect and maintain. Interior lot: None on your own lot, but ask about drainage.
Flood zone and insurance. Waterfront lot: Get a quote and check the FEMA zone. Interior lot: Get a quote and check the FEMA zone.
Privacy and noise. Waterfront lot: Depends on the location and neighbors. Interior lot: Depends on the location and neighbors.
Outdoor space. Waterfront lot: Verify on the survey. Interior lot: Verify on the survey.
Resale to the next buyer. Waterfront lot: Ask your agent for comparable sales of the same type. Interior lot: Ask your agent for comparable sales of the same type.
Notice that most cells say to verify. That is intentional. This post will not state dimensions, depth, exposure or the condition of any seawall or dock as a general fact.
If you are considering a waterfront lot
Seawall: ask for engineer or marine contractor reports, repair history and permits, and hire a marine professional to inspect it for you.
Dock and lift: ask for permits and approvals. Seawall and dock work usually needs permits from the city and often county or state agencies, so ask the building department and your marine contractor what applies.
Water depth and boat use: if you plan to keep a boat, have a qualified professional measure and document depth and clearances at the property. Use current NOAA charts and the Coast Pilot, and confirm drawbridge opening schedules in 33 CFR 117 for your route.
Insurance: ask your agent how the waterfront setting affects wind and flood coverage, then get written quotes.
Long-term upkeep: ask for an estimate of future shoreline repairs from a marine contractor.
If you are considering an interior lot
Drainage: ask the seller about water on the lot after heavy rain. Look at grading, drains and the lowest points. A flood zone label alone will not tell you how the lot drains.
Distance and access to the water: ask the city and the seller whether any shared or public water access exists nearby. Do not assume it.
Pool and outdoor living: a pool or large patio can give you a private outdoor space. Review pool permits and safety features, and equipment age.
Street and parking: visit at different times of day to see traffic, parking and guest access.
Costs to compare for both
Whichever you choose, gather written quotes and records:
Homeowners wind insurance.
Flood insurance.
Property tax estimate from the Miami-Dade Property Appraiser's estimator. The seller's bill is not a prediction of yours.
Pool service, landscaping and pest control.
Roof, air conditioning, electrical and plumbing ages and replacement quotes.
Marine inspection and shoreline repair estimates, for waterfront lots.
For financing context, Freddie Mac's weekly national average for a 30-year fixed-rate mortgage was 7.32% as of October 22, 2026. Your own rate depends on your lender, credit, down payment and loan type.
Permits and rules
Because Hibiscus Island is part of the City of Miami Beach, the city's online permits and Civic Access are the places to request records for the address. Ask about open permits, additions, pools, docks and seawalls. If the property sits under recorded covenants, read them, because they can limit what you may change.
A worked decision exercise
Rank these five from most to least important for you: boat access, outdoor space, lowest upkeep, privacy and total monthly cost. If boat access ranks first, a waterfront lot with verified shoreline records is the only fit, and the marine inspection becomes your most important report. If lowest upkeep or total cost ranks first, an interior lot with a newer roof and air conditioning may fit better. The ranking, not the label, makes the choice.
Frequently asked questions
Do all Hibiscus Island homes have water access?
This could not be verified. Check the survey and the property record for each address.
Are interior lots always cheaper?
Do not assume so. Price depends on the house, lot and condition. Compare specific recent sales with your agent.
Where can I find market data for the island?
A reliable, island-specific figure could not be verified for this post. Ask for comparable sales of similar properties.
Does the city handle permits there?
Wikipedia describes the island as a neighborhood of the City of Miami Beach. Confirm with the building department for an address.
